Value Added Service

Everyday it is my goal to reset the bar a bit higher and provide the best service to our mutual clients. Let me tell you a brief story that proves my point.

I recently closed a loan for a couple both of whom were doctors. In the process of getting loan approval we discovered that the gentleman had an account he had been paying for several years that was the result of a short sale on a home he had sold in the northeast. The lender at the time agreed to carry the balance and the doctor had made every payment on time.

Much to his surprise many months ago he discovered that Household Mortgage Services (HMS) had been reporting him late every month and that foreclosure proceeding had begun. None of this was correct and he believed he had taken care of the matter with HMS. Even on the credit report we pulled it appeared to have been corrected. However when we ran their loan through the automated underwriting systems they were rejected because of a foreclosure even though it appeared to have been corrected. In order to meet the terms of the contract we were able to close the loan in the wife’s name and the transaction was completed.

However and even though our fees were earned and in the bank I could not let this truly unjust matter go unattended. Because I am very familiar with the Fair Credit Reporting Act and the Fair Debt Collection Practices Act I went to work.

After going back and forth with HMS for more than two weeks (all of which was after our clients loan had closed), HMS finally realized the depth of the matter. I pointed out to them all the violations they had been party to on the credit report, pointed out the fact that their new loan had to be closed in just the wife’s name and that there was great exposure to household to potentially damaging litigation.

Within just a few hours of my correspondence stating all this HMS called me to tell me that they were going to delete all the HMS accounts from my clients credit report and because of the seriousness of the matter HMS was going to FORGIVE the remaining $10,000 BALANCE as reparation for the inconvenience that had been caused.
